Project Overview

We're back in Pickerington, and this isn't a simple mow-and-go situation. We're looking at a complete property overhaul, starting with the basics that make every great yard work: drainage and proper grading. The current property has given us some good advantages to work with - plenty of topsoil and mostly dead grass, which actually makes our job easier.


But there's also some challenges to navigate. The property has an existing irrigation system, marked by pink flags throughout the yard. This means every step of our work needs to be precise and carefully planned. We can't just dig in and hope for the best - one wrong move could cause bigger problems down the line.


Our scope of work breaks down into three main phases:

  • Installing and testing a complete drainage system with new downspouts
  • Regrading the entire property while protecting the irrigation system
  • Finishing it all off with hydroseed for a fresh start



The homeowner's at work during this transformation, but that's not slowing us down. We're documenting every step, sending video updates, and making sure they can see their investment taking shape, even when they can't be on site.

The Drainage Foundation

Let me tell you why drainage always comes first - because if water doesn't move the right way, nothing else matters. We've already got all the downspouts installed and backfilled, but that's just part of the story. Every drainage system we install gets tested before we move forward. Today, we actually sent a video to the homeowner showing the system working exactly as it should. It's one thing to tell someone their drainage is good - it's another to show them.



Think about it this way: when the homeowner gets home from work today, they won't have to wonder if we did the job right. They've already seen proof that water's flowing exactly where it needs to go. That's the kind of peace of mind we believe every customer deserves.

The Regrading Process

Now, here's where having dead grass actually works in our favor. When we're regrading a property, we're not just pushing dirt around - we're reshaping the entire yard to work with that new drainage system. Those pink flags marking the irrigation lines? They're like our roadmap, showing us where we need to be extra careful.



We're bringing in the Harley rake for this job. If you're not familiar, think of it as a giant comb for your yard. It helps us break up the soil and get everything level while keeping the good topsoil right where we want it. This property's got plenty of topsoil to work with, which is great news for the final results.

Final Transformation Steps

The last piece of this puzzle is hydroseeding. We chose this method specifically because it's perfect for a complete yard renovation like this one. When you're starting fresh, hydroseeding gives you even coverage and better results than laying sod or traditional seeding.



But before we can even think about hydroseeding, everything else has to be perfect. The grade needs to be just right, the soil needs to be properly prepared, and we need to work with the weather. You can't just spray and pray - there's a science to getting it right. We're taking lots of pictures and video throughout this process because the transformation is going to be dramatic. When we're done, this yard won't just look better - it's going to work better too.

Behind Our Approach

There's a lot going on behind the scenes that most people never think about. Take those pink flags marking the irrigation system - they might look simple, but they're crucial to our work. One wrong move with heavy equipment could mean torn-up irrigation lines and expensive repairs. That's why we take our time, plan carefully, and never rush these projects.
